Will Tong is the strategist behind some of Australia’s most successful private commercial property acquisitions. With over 24 years of experience and more than 600 commercial property transactions to his name, with combined transaction value over $3.5billions, Will has built a reputation as one of the country’s most trusted and effective commercial property experts.
Throughout his career, Will has held senior leadership roles at global real estate firms including CBRE, JLL, Colliers, LJ Hooker Commercial and Cushman & Wakefield, where he structured high-value deals on behalf of institutions, developers, and private investors — generating over $1 billion in collective profit.
As Founder and CEO of Property Lions, Will now applies this firepower to help private clients secure investment opportunities with serious upside — from high-yielding cashflow investments to complex value-add and repositioning plays. The deals he personally led — like multi-million-dollar equity uplifts through refurbishments, subdivisions, rental reversions and strategic leasing — are a testament to what’s possible with the right vision, timing and execution.
Will is a full-time dad, fitness enthusiast and watch collector, his legacy is helping investors live better lives — with more clarity, more profit, and more freedom.

Alex Anglin

Director of Acquisitions

As Director of Acquisitions at Property Lions, Alex Anglin brings deep expertise in commercial property strategy, acquisitions, and valuation. A qualified valuer, Alex has extensive experience assessing properties across all asset classes and a wide range of locations.
Known for his sharp market insight and analytical approach, he plays a key role in identifying high-performing assets and crafting investment strategies that deliver strong, sustainable returns for clients.
Alex’s background spans property economics, asset management, building consultancy, and analytical roles with respected firms such as Atlas Economics and Pepper Money ANZ. Early in his career, he was recognised for his outstanding performance with award-winning sales achievements—a reflection of his results-driven mindset and industry acumen.
With strong capabilities across commercial real estate, property economics, and construction management, Alex combines strategic thinking with practical execution to deliver exceptional outcomes for Property Lions and its investors.

Anna Zolotukhina

Property Strategist

Anna brings over 19 years of experience in civil engineering, project management, and property development to her role at Property Lions. With a strong foundation in infrastructure and subdivision delivery, she has worked across government and private sectors, giving her a deep understanding of how to unlock value through planning, approvals, and strategic positioning.
As a seasoned property investor, Anna has led multiple successful industrial and commercial developments — from land subdivision and industrial land flips to value-add asset repositioning. Her practical experience as both developer and advisor gives her a sharp eye for risk, potential, and growth.
At Property Lions, Anna applies her technical expertise and investment acumen to identify standout opportunities for clients and support them through every stage of the acquisition process.

Justin Lam

ACQUISITIONS SPECIALIST

Justin serves as an Acquisitions Specialist at Property Lions, bringing a strong foundation in commercial property strategy and financial analysis. Backed by a degree in Construction Management & Property from the University of New South Wales and hands-on experience in Portfolio and Asset Management, he delivers the data-driven insights that support high-performing investment decisions.

With a focus on uncovering value and translating numbers into opportunity, Justin plays a key role in helping our clients make informed, strategic moves in the market. His expertise directly supports Property Lions’ mission — to help clients succeed through clarity, precision, and smart property decisions.

Wally Scales

Director of Client Strategy

Wally Scales is Director of Client Strategy at Property Lions, responsible for matching sourced opportunities and managing property acquisitions for retained client mandates. With over 30 years’ experience in commercial property, Wally has expertise across agency, advisory, and transaction management.

He has held senior roles including running JLL’s South Sydney office, General Manager of commercial listing portal PropertyLook, and Transaction Manager at St Hilliers, working on major commercial, industrial, and high-density residential projects along Australia’s eastern seaboard.

More recently he was Partner in Charge of Western Sydney at Knight Frank, based in Parramatta, focusing on office investments and commercial development sites. and was an active committee member of the PCA Western Sydney Chapter and the PCA Office Building Grade Committee for Parramatta.

Isabella Cerini Palozzo

Marketing Manager

As Marketing Manager at Property Lions, Isabella Cerini Palozzo leads our brand storytelling across content, social and campaigns – translating complex commercial property insights into clear, compelling messaging that builds trust and drives action.

With a background in law as a qualified lawyer in Germany, Isabella brings sharp structure, precision and strategic thinking to every brief. Paired with her long-standing love for storytelling, screenwriting and aesthetics, she blends analytical rigour with creative craft – producing high-quality video, written content and brand narratives that feel both premium and authentic.

Maggie Sultani

Senior Asset Manager

As Senior Asset Manager at Property Lions, Maggie Sultani oversees the performance and optimisation of client portfolios — aligning asset strategy with execution to drive income, efficiency, and long-term value.

With over 15 years of experience across property management, leasing, and portfolio strategy, Maggie has worked with major organisations including Stockland Development, JLL, CBRE, CBA, and AGL. She brings a practical, results-driven approach, underpinned by deep expertise in managing large-scale assets, improving operational performance, and delivering cost efficiencies.

Known for her ability to balance strategic oversight with hands-on execution, Maggie builds strong stakeholder relationships while ensuring assets perform at their highest potential. Her disciplined, performance-focused mindset strengthens how we manage and grow commercial property portfolios for our clients.

Sherry Flores

General Manager

As General Manager of Property Lions, Sherry Flores oversees company-wide operations — leading all departments to ensure smooth execution, cross-functional alignment, and consistently high performance. Her leadership is key to driving operational efficiency while supporting the company’s long-term growth and delivering value to clients.
With over 14 years of experience in operations and customer service, Sherry brings a well-rounded understanding of people, systems, and performance management. She’s the go-to person for connecting the dots internally and making sure the Property Lions team operates at its full potential — every single day.

As a Senior Consultant, Ian plays a key role in guiding potential clients through the early stages of their journey. Before joining Property Lions, Ian worked in medical and operations coordination, where he developed a solid foundation in teamwork, leadership, and the ability to stay composed under pressure—skills that now support his day-to-day interactions with clients.
